AMANELLI IS A 57.76-HECTARE RESIDENTIAL MASTER PLAN NEAR LAKE COATEPEQUE THAT BRINGS TOGETHER HOUSING, LANDSCAPE, RECREATION, AND COMMUNITY INFRASTRUCTURE WITHIN A SINGLE TERRITORIAL SYSTEM. THE PLAN RESPONDS TO THE SITE'S VOLCANIC TOPOGRAPHY BY CONCENTRATING DEVELOPMENT ON SUITABLE SLOPES, RETAINING STEEP AND WOODED AREAS, AND CONNECTING THE PROJECT THROUGH WATER, VEGETATION, AND PUBLIC SPACE. TWO CENTRAL LAGOONS, A NETWORK OF ECOLOGICAL CORRIDORS, AND DISTRIBUTED AMENITIES ORGANIZE A COMMUNITY WHERE THE EXPERIENCE OF BEACH, MOUNTAIN, AND URBAN LIFE COEXIST.
The architecture translates the profile of the volcano into stepped residential volumes. Buildings rise toward a central crest and descend at their edges, producing planted terraces that evoke vegetation growing across volcanic slopes. Each volume is divided into three parts, with vertical circulation cores marking the internal fissures and organizing access.
Amanelli proposes that large-scale residential growth can be structured through ecological continuity rather than through roads and buildings alone. The plan allocates 161,390 m² - 27.9% of the site - to pine forest, non-developable land, steep terrain, biological corridors, gardens, and other reforestation and biophilic zones.
The project demonstrates how a master plan can use water, topography, and open space as primary generators of growth, creating a residential environment defined by its relationship with place.
The preliminary program accommodates 6,122 residences across five building typologies. Two lagoon districts structure the largest residential clusters, while two beach clubs, an entertainment center, sports center, commercial areas, and more than 30,000 m² of gardens distribute recreation throughout the community.
