The master plan is generated by the volcanic geography surrounding Lake Coatepeque. Roads and development pads follow the site's changing contours, while two lagoons establish new centers of collective life. Existing watercourses, wooded areas, and steep slopes remain legible within the plan as a continuous environmental structure.  

The architecture translates the profile of the volcano into stepped residential volumes. Buildings rise toward a central crest and descend at their edges, producing planted terraces that evoke vegetation growing across volcanic slopes. Each volume is divided into three parts, with vertical circulation cores marking the internal fissures and organizing access.  

Amanelli proposes that large-scale residential growth can be structured through ecological continuity rather than through roads and buildings alone. The plan allocates 161,390 m² - 27.9% of the site - to pine forest, non-developable land, steep terrain, biological corridors, gardens, and other reforestation and biophilic zones.  

The project demonstrates how a master plan can use water, topography, and open space as primary generators of growth, creating a residential environment defined by its relationship with place.

Amanelli is organized through 21 development pads connected by a hierarchy of primary, secondary, and tertiary streets. Bridges cross biological corridors to maintain the continuity of water and vegetation. A parallel network of pedestrian paths links residential sectors with gardens, lagoons, and community facilities.  

The preliminary program accommodates 6,122 residences across five building typologies. Two lagoon districts structure the largest residential clusters, while two beach clubs, an entertainment center, sports center, commercial areas, and more than 30,000 m² of gardens distribute recreation throughout the community.
