LTR2 IS A MIXED-USE DEVELOPMENT IN NUEVO CUSCATLÁN ORGANIZED AS THREE RESIDENTIAL TOWERS RISING FROM A SHARED BASE OF COMMERCE, LANDSCAPE, CIRCULATION, AND AMENITIES. THE PROPOSAL CONNECTS TWO MASTER-PLAN LOTS AND WORKS WITH THE SITE’S EXISTING VEGETATION AND TOPOGRAPHY TO ESTABLISH A NEW URBAN CENTER. HOUSING, SHORT-STAY UNITS, RETAIL, PARKING, AND COLLECTIVE SPACES ARE LAYERED VERTICALLY WHILE REMAINING CONNECTED THROUGH PLAZAS, PLANTED ROUTES, AND ELEVATED COMMUNAL PROGRAMS.
CONCEPT
The project begins with the site’s existing contours, vegetation, solar orientation, and connection between two master-plan lots. Three volumes are positioned around a central planted space and rise from a stepped base, concentrating height while preserving landscape between the buildings. The facades open views toward the north and south and control exposure toward the east and west. A continuous public and pedestrian structure links the towers, commerce, plazas, and surrounding terrain.
PROGRAM
The program combines three towers with apartments and short-stay units, a commercial base, two parking levels, and amenities distributed at several heights. The predesign records 2,967 m² of commerce, 650 proposed parking spaces, and 60,264.56 m² of total construction. Shared programs include reception and administration, coworking, gym, cinema, multipurpose rooms, pools, decks, pickleball, game room, golf simulator, lounges, firepit, employee areas, restaurants, kiosks, storage, loading, and building services.
