The proposal uses landscape and circulation as the primary ordering systems. The main access establishes a continuous internal boulevard that follows the site’s topography, connects the residential sectors RS00–RS10, HT01, and ST00, and culminates at the Beach Club near the mangrove and Playa Morrillo.  

Property lines and easements structure the buildable areas, while the unbuilt road maintains access to the beach and adjoining lots. The plan balances residential development with shared destinations and a strong relationship to the Pacific coast, mangrove landscape, and existing terrain.  

The master plan consolidates housing, hospitality, commerce, recreation, and coastal access within a legible landscape framework. Its circulation network creates a clear progression from the regional road to the residential neighborhoods and waterfront amenities while maintaining the mangrove and beach as defining elements of the site experience.

 

The overall plan includes the main access from the road to Santiago de Veraguas, residential sectors RS00–RS10, HT01, ST00, a condo club, easements, the Beach Club and its designated lot, property boundaries, and an unbuilt road providing access to the beach and other lots.

The detailed hospitality and commercial precinct is organized around a Central Plaza and a Commercial Plaza containing a restaurant, surf center, and retail spaces. Parking is positioned along the upper access road, while a trail connects a series of 86 m² bungalows. Separate routes define the main access and exits toward the mangrove and beach.
